Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That the existing portacabin which is currently used for storage purposes shall be dismantled and all the resulting materials removed prior to first occupation of the extension hereby permitted.
Reason: In order to safeguard the character and appearance of the area in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That the extension and granny annexe accommodation hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be let, sold or occupied separately.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy that would fail to comply with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.
That no new openings in the external walls or roof of the proposal shall be inserted without express planning permission from the Local Planning Authority.
Reason: To ensure that the development remains ancillary to the existing dwelling to safeguard the character of the area in accordance with Policy H6 of the adopted South Oxfordshire Local Plan.
