Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of the development hereby approved, details of the materials to be used for the manege together with any boundary fencing to be erected shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and R10 of the adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees and hedges which are visually important in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, details of the materials to be used for the new car parking area shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the manege and stable building hereby approved shall be used only for the personal enjoyment of the applicant and his family and shall not, at any time, be used for commercial purposes. Reason: To secure the proper planning of the locality in accordance with Policies G1 and C1 of the adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health in accordance with Poicy G6 of the adopted South Oxfordshire Local Plan.

That the development hereby approved does not allow for the erection of any lighting to the manege which will require the grant of a further planning permission. Reason: To secure the proper planning of the locality in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
