That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H5 and C3 of the adopted South Oxfordshire Local Plan.

That the existing trees, shrubs and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To protect local amenities in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the first floor bathroom windows shall be obscure glazed and so retained. Reason: To ensure that the development is not unneighbourly in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
