Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent to demolish part of the boundary wall, the applicant shall take such steps and carry out such works as shall, during the progress of the works permitted by this consent, secure the safety and stability of that part of the boundary wall which is to be retained. Reason: To secure the safety and protection of the listed building and Conservation Area in accordance with Policies CON7 and CON8 of the adopted South Oxfordshire Local Plan.

That the demolition hereby permitted shall not be undertaken before a contract for the carrying out of the works of erecting a dwelling on the site has been made and planning permission has been granted for the erection of a dwelling for which the contract provides. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Whitchurch-on-Thames Conservation Area in accordance with Policies CON7, CON8 and CON9 of the adopted South Oxfordshire Local Plan.

That the materials to be used for constructing the gate posts and for the making good of the boundary wall shall be of the same colour, type and texture as those used on the existing boundary wall. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, CON4, CON7 and CON8 of the adopted South Oxfordshire Local Plan.

That no works shall commence until detailed working drawings of the gates and gate posts and for the making good of the boundary wall have been submitted to and approved in writing by the Local Planning Authority; and thereafter the gate posts shall be constructed and the gates shall be provided in accordance with the approved working drawings. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, CON7 and CON8 of the adopted South Oxfordshire Local Plan.
