The proposals are contrary to policies G8 and C2 of the adopted South Oxfordshire Local Plan, policies G6, C2 and H13 of the South Oxfordshire Local Plan 2011 (first deposit draft September 2003), and to the South Oxfordshire Design Guide, sections BD6 and BD7. Having regard to the excessive size of the proposals and to the unsatisfactory form and detailing, the proposals would result in an inappropriate and prominent form of development, visible from the Conservation Area, that would detract from the character of the area which lies within an Area of Outstanding Natural Beauty.

The proposals are contrary to policy G8 of the adopted South Oxfordshire Local Plan, and to policies G6 and H13 of the South Oxfordshire Local Plan 2011 (first deposit draft September 2011). Having regard to the location of the building in relation to the adjoining property, Tanglewood, the increased size of the building represents an unneighbourly and intrusive form of development that would detract from the residential amenity currently enjoyed by the occupants of that property by reason of loss of light and open outlook.
