Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C2 of the adopted South Oxfordshire Local Plan.
That development shall not begin until a specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C2 of the adopted South Oxfordshire Local Plan.
That the first floor accommodation above the garage shall only be occupied and used in connection with and ancillary to the occupation and use of the property Cuckoos and shall not be used as separate residential accommodation or any other purpose whatsoever.
Reason: The use of the building separately from Cuckoos would be contrary to Policies G1 and H6 of the adopted South Oxfordshire Local Plan.
That the ground floor of the garage building shall be retained for the purposes of garaging and domestic storage and shall not be converted to habitable accommodation.
Reason: The conversion of the ground floor to habitable accommodation, together with the accommodation permitted at first floor would be tantamount to the creation of a new dwelling in the open countryside and that would be contrary to Policy H6 of the adopted South Oxfordshire Local Plan.
