Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the means of access between the land and the highway be formed, laid out and constructed with 2.4 metres by 90 metres vision splays. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the existing trees, as shown on plan 4253/200/001, shall be retained during construction works in accordance with a tree protection scheme which complies with BS 5837 and shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. The trees shall be retained thereafter. Reason: To protect local amenities in accordance with Policies C3 and G1 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development, details of any gates and the surfacing of the access shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect local amenities in accordance with Policies C3 and G1 of the adopted South Oxfordshire Local Plan.

That within 4 weeks of the first use of the new access hereby approved, the existing access, as shown on plan C2674/04/01, shall be permanently closed off in accordance with a scheme to be submitted to and approved by the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
