Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.

That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: That use of the building for separate living accommodation would compromise levels of privacy and amenity for residents and result in an overdevelopment of the site, contrary to Policy H4 of the adopted South Oxfordshire Local Plan.
