Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan.

That the new first floor bathroom shall be obscure glazed and so retained. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the side elevations of the extension. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the extensions hereby approved, a scheme for the landscaping of the boundary of the site with number 54 St Marks Road extending back a distance of some 7 metres from the existing conifer tree shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
