That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing trees on the land shall be protected whilst development is in progress, in accordance with a scheme that complies with BS5837 and that has first been submitted to agreed in writing by the Local Planning Authority and which shall be implemented prior to the commencement of any work. Reason: To safeguard trees which are visually important and to comply with Policies G8 and C16 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
