Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the rear extension hereby approved shall not be constructed in addition to or in combination with any part of the rear extension permitted under reference P02/S0732. Accordingly this permission shall be alternative to the previous permission so that either, but not both, may be implemented. Reason: That the implementation of both planning permissions would result in an unsatisfactory form of development and to comply with Policy H12 of the adopted South Oxfordshire Local Plan.
