That having regard to the limited size and prominent location of the site, the relationship with Westwood and the design of the proposed dwelling, the development would result in a cramped overdevelopment of the site which would have an overbearing and unneighbourly effect on the occupants of Westwood, particularly in respect of the outlook from the two first floor dormers in the southern elevation of Westwood.  The development would therefore be out of keeping with the character of the area and the street scene and would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies G1, G8 and H4 and South Oxfordshire Local Plan 2011 particularly policies G2, G6, H4 and D1 and advice in the Council's South Oxfordshire Design Guide.
