Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof of the farm building shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the timber to be used in the external walls of the farm building shall be stained a dark brown colour prior to first use of the building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the farm building hereby permitted shall not be used other than for agricultural purposes for the storage of equipment and produce incidental to the use of the land outlined in red on the site location plan submitted to the Council on 19 November 2004. Reason: In order to safeguard the character, appearance and amenities of the area in accordance with Policies G1 and H6 of the adopted South Oxfordshire Local Plan.

That if within 10 years of the substantial completion of the building, the use of the building for agricultural purposes permanently ceases and, within a further 3 years, planning permission has not been granted for an alternative use, and there is no outstanding appeal, the building shall be demolished, the materials shall be removed from the land and the land restored to its former condition before development took place, or to such a condition as shall otherwise have been agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.
