That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That with the exception of the removal of a section to allow vehicular access the existing hedge along the western boundary shall be retained at a height of not less than 1.5 metres.
Reason: To safeguard the character and appearance of this part of the Henley-on-Thames Conservation Area and to accord with Policy CON10 of the adopted South Oxfordshire Local Plan.
That the property shall not be occupied as a dwelling house until the means of vehicular access and two car parking spaces have been constructed and laid out in accordance with the approved plans. Thereafter the parking shall only be used for the parking of vehicles and shall be kept permanently available for use by the occupiers of 37 Greys Road.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That, prior to the commencement of the use hereby approved, the existing garage and all resulting materials, shall be removed from the site.
Reason: To safeguard the character and appearance of this part of the Henley-on-Thames Conservation Area and to accord with Policy CON10 of the adopted South Oxfordshire Local Plan.
