Conditions / Refusal Reasons
The proposal is contrary to policies G8, H4, H11 and H18 of the adopted South Oxfordshire Local Plan, and to policies G6, D3, D4 and H4 of the South Oxfordshire Local Plan 2011, Second Deposit Draft September 2003. Having regard to the location of the site to the rear of 88 Wellington Street, and to its position in relation to surrounding properties, the proposal represents a cramped and unacceptable form of backland development which would result in noise, intrusion, overlooking and loss of light to adjoining properties, thereby detracting from the residential amenity currently enjoyed by those properties.
The proposal is contrary to policies G8, G10 and G11 of the adopted South Oxfordshire Local Plan, and to policies G6, T1 and D2 of the South Oxfordshire Local Plan 2011, Second Deposit Draft September 2003. The access to the site is not wide enough for either vehicles or pedestrians, the proposals fail to provide adequate and workable off street parking, and the proposals would result in pedistrian/vehicular conflict in the ara of Gas Alley, all of which would result in detriment to the safety and convenience of users of the public highway.
