Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, H12 and C2 of the Adopted South Oxfordshire Local Plan.

That the existing hedge along the side (north) and front (east) boundary of the front garden shall be retained and maintained at a height of not less than 1.8 metres. If any part dies or is damaged within three years of the completion of the development it shall be replaced with a species of the same type unless written consent to any variation is given by the Local Planning Authority. Reason: In order to help assimilate the development into its surroundings and protect the amenity of neighbours in accordance with Policies G9 and H12 of the adopted South Oxfordshire Local Plan.
