Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the Council's adopted South Oxfordshire Local Plan

That the bathroom window in the north elevation of the dwelling hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the Council's adopted South Oxfordshire Local Plan.

That the new dwelling shall not be occupied until 2 parking spaces have been provided for each of the existing house and the proposed house. Such parking spaces shall be retained thereafter. Reason: To comply with the Council's vehicle parking standards in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Class A of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policy H4 of the Council's adopted South Oxfordshire Local Plan.
