Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of any other development to which this permission relates, the new means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the Adopted South Oxfordshire Local Plan.

That the external walls and roof be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure the development respects the character and appearance of the area in accordance with policies R10 and C2 of the adopted South Oxfordshire Local Plan.

That the building hereby permitted shall only be used as stables and ancillary storage for the personal enjoyment of the occupants of Nuffield Hill Cottage and the building shall not be used for any commercial or business purposes whatsoever. Reason: In order to protect the character and appearance of the area and ensure that the amenity of the property is safeguarded in the long-term in accordance with policies G1, C2 and R10 of the adopted South Oxfordshire Local Plan.
