Conditions / Refusal Reasons
That the proposal to erect 3 detached dwellings and garages on the site, to widen Paradise Road and to create a new pedestrian footway would result in the loss of an established road side hedge, would detract from the rural character of the area, would result in the loss of an important visual gap and would appear out of keeping with the local vernacular of the area. As such, the proposals would be contrary to policies G2, EN1, EN4 and H1 of the Oxfordshire Structure Plan, policies G1, G8, C3 and H4 of the adopted South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
That the proposed erection of two additional dwellings would result in further traffic using Paradise Road, which is narrow, uneven and very busy with both pedestrians and vehicles accessing or egressing the Henley College site, particularly at peak periods. It is therefore considered that the proposals would further jeopardize highway safety and would be contrary to policy G10 of the adopted South Oxfordshie Local Plan and policy T1 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
