Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors including the garage door(s) has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A, B, C, D and E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B, C, D and E of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenity of neighbours and the character of the area in accordance with Policies G1, G8 and H4 of the Council's adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of forecourts and driveways and the provision of boundary fencing shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. Thereafter the approved landscaping and boundary treatments shall be implemented prior to the first occupation of the dwelling hereby permitted. Reason: To help assimilate the development into its surroundings in accordance with Policies G8, G9 and H4 of the adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping approved pursuant to conditions, shall be carried out in the first planting seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings in accordance with Policies G8, G9 and H4 of the adopted South Oxfordshire Local Plan.

That with the exception of the new access the existing hedge along the whole of the north west boundary of the land shall be retained and properly maintained at a height of not less than 1.8 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G8, G9 and H4 of the adopted South Oxfordshire Local Plan.

That the dwelling shall not be occupied until the parking and turning space has been constructed and laid out, as shown on the plan hereby approved and thereafter such parking and turning space shall be permanently retained. Reason: To ensure adequate parking and turning space is provided and maintained in accordance with Policies G11 and H11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of any development details of the slab level of both the bungalow and garage shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the bungalow and garage shall be constructed in accordance with the approved slab level details. Reason: To protect the amenity of neighbours and the character of the area in accordance with Policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan.
