The proposal is contrary to policies G1, C3 and C6 of the adopted South Oxfordshire Local Plan and policies G2, C1 and C4 of the South Oxfordshire Local Plan 2011 (second deposit draft). The existing village edge is defined by a substantial hedge and trees abutting the curtilage of 112 Kennylands Road. It forms an important and definsible edge between the open countryside and the built environment of Sonning Common. Despite the proposal to incorporate landscaping, the proposal would appear as an intrusion into the open countryside, and in order to provide satisfactory vision splays for the access, a significant amount of frontage hedge would be lost. Accordingly, the proposal would detract significantly from the setting of the village, and from the rural amenity of an Area of Great Landscape Value.
