Conditions / Refusal Reasons
That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building.

That all materials to be used in the external construction and finishes of the works hereby permitted shall be as approved by the Local Planning Authority in respect of planning permission P03/S0263. Reason: To safeguard the character of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the walls of the extension shall be constructed using a lime-based mortar mix. Reason: To safeguard the character of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That all brickwork shall be laid in a Flemish bond. Reason: To safeguard the character of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority before works commence. Reason: To ensure that the details of the works are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing. Reason: To ensure that the appearance of the building(s) is satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
