Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the residential accommodation hereby permitted shall be occupied and used only as staff/guest accommodation ancillary to and in conjunction with the occupation and use of The Old Rectory as a single dwellinghouse. Reason: The use of the accommodation as a separate dwelling would be contrary to Policy H6 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of any site works a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with BS 5837:1991 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies G8 and C16 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no development within Classes A, B, C, D and E shall be undertaken on the land unless planning permission has been granted by the Local Planning Authority on a formal application submitted for such development. Reason: To protect the character and appearance of the building and the Cuxham Conservation Area in accordance with Policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

Repairs to stonework shall be carried out by cutting out and piecing-in or rebuilding with replacement stone which shall be geologically compatible with the original work and shall match it in size, shape, colour, texture, surface finish and character. Visible surfaces shall be hand finished to remove saw marks and any tooling shall be carried out to match a sheltered example of the original. Joint sizes shall match the original. Samples of replacement stone and surface finishes/tooling shall be submitted to the Local Planning Authority and approved in writing before commencement of the works. Reason:To safeguard the architectural and historic interests and character of the building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

Pointing or repointing of stonework shall be kept to the minimum structurally necessary and areas to be pointed shall be agreed on site with the Local Planning Authority prior to the commencement of the work. Replacement mortar shall be a lime putty mortar weaker than the stone. Pointing shall match the existing in colour, texture and finish. An unobtrusive sample of pointing shall be carried out and approved by the Local Planning Authority prior to work commencing. Reason: To ensure the satisfactory preservation of the Listed Building in accordance with Policies CON4 and CON6 of the adopted South Oxfordshire Local Plan.

Re-roofing shall be carried out in new or sound reclaimed tiles to match the existing in type, size, thickness, colour texture and origin. Fixings for tiles shall be of copper. A sample of the tile to be used shall be submitted to and approved in writing by the Local Planning Authority before work commences. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

All rainwater goods all be of cast iron or lead. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

The provision of trickle vents in existing or new windows shall not be permitted. Where there is a requirement for permanent ventilation to comply with Building Regulations, this shall be provided in an alternative manner agreed with the Local Planning Authority prior to work commencing. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.
