Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To safeguard the character of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no windows shall be inserted in the north or south elevations or roofslopes of the development (except any that may be included on the plans hereby permitted) unless planning permission has been granted by the local planning authority on a formal application submitted for such development. Reason: To protect local amenities in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That a new fence shall be constructed at a height of 2 metres along the boundary of the land with Setterfields in accordance with details which shall first have been submitted to and approved in writing by the local planning authority, and the fence as approved shall be erected prior to the first occupation of any part of the development hereby approved and thereafter retained without alteration, unless written consent to any variation is given by the Local Planning Authority. Reason: To help to ensure that the development is not unneighbourly or intrusive in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
