That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, H12 and C2 of the adopted South Oxfordshire Local Plan.

That joinery details of the windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, H12 and C2 of the adopted South Oxfordshire Local Plan.

That the existing residential buildings shown dotted on the location plan (at a scale of 1:500) received on 18 June 2004 shall be demolished and all resulting materials removed from the site prior to the completion of the development or the first occupation of the new dwelling. Reason: In order to safeguard the character and appearance of the area and to accord with the Council's replacement dwelling policy and in accordance with Policies G1, H16 and C2 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north and south elevations of the dwelling hereby permitted Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That no development shall be carried which falls within Part 1, Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 or any statutory modification or re-enactment thereof unless an application for planning permission is first submitted to and approved by the Local Planning Authority. Reason: To secure the proper planning of the locality in accordance with Policies G1, G8, H12 and C2 of the adopted South Oxfordshire Local Plan.
