Conditions / Refusal Reasons
That the proposal would fail to provide safe and convenient access to the highway in that it would result in the intensification of use of a substandard access lacking adequate visibility. It would therefore contravene the provisions of the Adopted South Oxfordshire Local Plan particularly Policies G1 and G10 of the South Oxfordshire Local Plan and Policies G2 and T1 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft).

That having regard to the levels on the site and the work associated with the construction of a dwelling the proposal is likely to threaten the retention of trees that make an important contribution to the visual amenity and character of the area. Furthermore it is likely that pressure would arise from future residents for the lopping or felling of the trees due to their size and proximity to the proposed dwelling. As such the proposal would have a detrimental impact on the character and appearance of the area and would be contrary to policies G1, G8, C16, C18 and H4 of the Adopted South Oxfordshire Local Plan and Policies G2, C1, H4 and C10 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft).
