Conditions / Refusal Reasons
That within 3 months of the date of this planning permission the existing roofing material shall be removed and replaced with plain clay tiles, as specified in the letter from the applicant dated 8 June 2004, or with other plain clay tiles first agreed in writing with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G8, C2 and C8 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected in accordance with BS5837:1991 during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area and to accord with Policy C16 of the Council's adopted South Oxfordshire Local Plan.

That within 3 months of the date of this planning permission the existing open sided building on the land shall be demolished and all the resulting materials shall be removed from the land and caravans shall also be removed from the land. Reason: To protect the character and appearance of the Chilterns Area of Outstanding Natural Beauty in accordance with Policy C2 of the Council's adopted South Oxfordshire Local Plan.

That if within 10 years of the substantial completion of the building, the use of the building for agricultural purposes permanently ceases and, within a further 3 years, planning permission has not been granted for an alternative use, and there is no outstanding appeal, the building shall be demolished, the materials shall be removed from the land and the land restored to its former condition before development took place, or to such a condition as shall otherwise have been agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area and to accord with Policy C8 of the Council's adopted South Oxfordshire Local Plan.
