That having regard to its size, height and bulk and its location close to the boundary with adjoining properties in Station Road the proposed building would result in an oppressive and overbearing form of development that would be detrimental to the amenities currently enjoyed by the occupiers of adjoining residential and commercial premises. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1 and H4 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policy G2 and H4.

That the development would fail to make provision for off-street car parking to serve the proposed residential units contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policy G10 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policy T2.
