Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with the Policy H12 of the adopted South Oxfordshire Local Plan.
That the proposed hedge along the eastern boundary of the site shall be planted in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. The new hedge shall be planted in accordance with the approved scheme within the first planting season following the first occupation of the extension hereby approved, and shall be so retained and maintained. In the event of any plants dying, they shall be replaced in accordance with the approved scheme in the next available planting scheme.
Reason: To protect local amenities in accordance with Policies H12 and G8 of the adopted South Oxfordshire Local Plan.
