Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1 and C3 of the adopted South Oxfordshire Local Plan.

That details of any lighting for the porch shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of the development. With the exception of a porch light there shall be no other external lighting whatsoever. Reason: To protect local amenities and to comply with Policy G7 of the adopted South Oxfordshire Local Plan.

That the existing row of trees and shrubs on the land to the west of the proposal site shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area and to comply with Policy C16 of the adopted South Oxfordshire Local Plan.

That the clubhouse hereby permitted shall not be constructed in addition to or in combination with any part of the clubhouse permitted under reference P03/S0152. Accordingly this permission shall be alternative to the previous permission so that either, but not both may be permitted. Reason: To safeguard the character of the area and to comply with Policy C16 of the adopted South Oxfordshire Local Plan.
