Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a sample of the materials to be used for the walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H12 of the South Oxfordshire Local Plan.

That the thatch to be used for the external roof of the proposed extension shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H12 of the South Oxfordshire local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H12 of the adopted South Oxfordshire Local Plan.

That the additional living accommodation created by the extension and alteration to the existing building hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property, The Thatched Cottage, as a single dwellinghouse and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies H11, H13 and G11 of the adopted South Oxfordshire Local Plan.
