Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the weatherboarding to be used for the construction of the external walls shall be dark stained and so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the building hereby permitted shall be used for garaging and storage purposes, for the personal enjoyment of the occupants of Combe House, Huntercombe End, and the building shall not be adapted for living purposes without the prior grant of planning permission from the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

Development shall not commence on site until written approval has been given by the Local Planning Authority to plans detailing the slab level of the building hereby permitted relative to existing ground level, and the development shall only proceed strictly in accordance with the details so approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
