That the proposed development would necessitate the extensive topping of a nearby beech tree which is the subject of a Preservation Order and contributes significantly to the character and amenities of the area. This would diminish its aesthetic merit and visual amenity value and would be likely to prejudice its health and retention in the long term. As such the proposal is contrary to the provision of the Council's South Oxfordshire Local Plan particularly policies G1, G8, C16 and C18 and South Oxfordshire Local Plan 2011, particularly policies G2 and C10.
