Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H4 and G8 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 01all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That the first floor bedroom window in the western elevation of the dwelling shall be constructed with obscured glazing and shall be fixed shut, and shall be so retained and maintained. Notwithstanding the provisions of the Town and County Planning General Permitted Development Order, no additional windows shall be inserted at first floor level in this elevation without the prior grant of planning permission from the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policies H4 and H11 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the dwelling a 1.8 m fence shall be erected on the boundary with land adjacent to 33 Shiplake Bottom (north west boundary), and shall be so retained and maintained. Reason: To ensure that the development is not unneighbourly in accordance with Policies H4 and H11 of the adopted South Oxfordshire Local Plan.

That details of hard landscaping shall be submitted to and approved in writing with the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H4 and G8 of the adopted South Oxfordshire Local Plan.

That development shall not commence until the lean-to to the rear of 27 Shiplake Bottom has been demolished and all the resulting materials removed from the site. Reason: To ensure that 27 Shiplake Bottom retains an appropriate garden area in accordance with Policies G8, H4 and H11 of the adopted South Oxfordshire Local Plan.
