Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the external walls and roof(s) shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before development/works commence.
Reason: To ensure that the appearance of the building(s) is satisfactory in
accordance with Policy G8 of the Council's Adopted South
Oxfordshire Local Plan.
That notwithstanding the details contained in the application a scheme for treatment of the boundary of the site with the road shall be submitted to and approved in writing before the development commences and shall be fully implemented prior to the first occupation of the new dwelling.
Reason: To protect the character and appearance of the area and in the
interests of highway safety in accordance with Policies G1 and G10
of the Council's Adopted South Oxfordshire Local Plan
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no development no development within Schedule 2, Part 1, Classes A, B or C of the Order shall be undertaken on the land unless planning permission has been granted by the local planning authority on a formal application submitted for such development.
Reason: The plot is limited in size and further extensions could result in a
cramped form of development that would detract from the character
and appearance of the area contrary to policies G1, H16 and C2 of
the Council's Adopted South Oxfordshire Local Plan.
That prior to the commencement of the development hereby permitted details of the slab level of the new house and garage shall be submitted to and approved in writing. Thereafter the dwelling shall not be constructed other than in accordance with the approved levels.
Reason: To ensure that the appearance of the building(s) is satisfactory in
accordance with Policy G8 of the Council's Adopted South
Oxfordshire Local Plan.
