Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the South Oxfordshire Local Plan.

That prior to first use of the access hereby approved the existing access shall be closed and retained as such and the public highway reinstated. Reason: In order to safeguard highway safety in accordance with Policy G10 of the South Oxfordshire Local Plan.

That the driveway shall not be finished in tarmac but in a surface material to be agreed in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy C3 of the South Oxfordshire Local Plan.

That no surface water should be discharged onto the Cuxham Road, and the means of surface water drainage of the new access should be approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To ensure the satisfactory treatment of surface water in the interests of highway safety in accordance with Policy G10 of the South Oxfordshire Local Plan.
