That having regard to its excessive depth in close proximity to number 33 Chinnor Road, the proposed single storey rear extension is considered to be an unneighbourly form of development that would appear overbearing and oppressive in the outlook from number 33 Chinnor Road. As such, the proposal would be contrary to policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan, policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 second deposit draft 2003 and advice contained in the South Oxfordshire Design Guide.

That having regard to their excessive size and bulk, it is considered that the rear dormer windows would appear intrusive and out of keeping with the character of the existing dwelling. As such the proposal would be contrary to policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan, policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 second deposit draft 2003 and advice contained in the South Oxfordshire Design Guide.
