That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C2 of the adopted South Oxfordshire Local Plan.

That the boarding to be used for the construction of the external walls shall be dark stained and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C2 of the adopted South Oxfordshire Local Plan.

That the existing yew trees to the south of the proposed garage shall be protected whilst development operations are in progress and the foundations to be used for the construction of the garage shall be raft foundations. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, C2 and C18 of the adopted South Oxfordshire Local Plan.
