Reason: To ensure that the details of the development are satisfactory in 
                accordance with Policy CON10 of the adopted South Oxfordshire 
                Local Plan.

That the workshop and studio hereby permitted shall be only used for purposes incidental to the dwelling house and shall not be used for any commercial or business purpose whatsoever.

Reason: To secure the proper planning of the locality and to comply with 
                Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
