That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roofs shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that the appearance of the building is satisfactory in accordance with Policies G8 and H12 of the adopted South Oxfordshire Local Plan.

That the development hereby permitted shall not be occupied or used at any time other than for purposes ancillary or incidental to the residential use of the dwelling known as Holly Tree Cottage and shall not at any time be occupied or used as separate unit of residential accommodation Reason: As the separate occupation of the accommodation would be contrary to Policy H6 of the adopted South Oxfordshire Local Plan.
