Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That the first floor bedroom windows in the side elevation of the dwellings on both plots 1 and 2 shall be obscure glazed and fixed shut and so retained. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 6185/P/01 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That no development shall commence (inlcuding any demolition or removal of existing trees/hedges) until tree protection measures in respect of the fern leaf beech in the garden of No. 40a Lower Icknield Way have been submitted to the Local Planning Authority, approved in writing by the Local Planning Authority and implemented on site. Reason: In order to ensure the health and retention of the protected tree is safeguarded in accordance with Policies G1, G8 and C16 of the adopted South Oxfordshire Local Plan.
