Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs for the extensions and garage shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to accord with Policies G8 and C11 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the making good of the walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to accord with Policies G8 and C11 of the Council's adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory and to accord with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the development shall not commence until a detailed specification of the type, design and external finish of all windows, external doors and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to accord with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the dwelling shall not be occupied until the parking provision and turning area has been constructed, surfaced and laid out, as shown on drawing no. 03/ING P5 REV A; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to accord with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the dwelling hereby permitted, the fencing proposed for the north western boundary of the site shall be erected in accordance with the details shown on drawing no. 03/ING/GP05 A accompanying the application and shall be retained thereafter. Reason: To ensure adequate standards of amenity and to accord with Policies G8 and C11 of the Council's adopted South Oxfordshire Local Plan.
