That having regard to the size and bulk of the proposed side extension, and to its proximity to the adjacent property, number 9 Rectory Meadow, the proposal is considered to be an unneighbourly form of development that would be intrusive and overbearing in the outlook from number 9 Rectory Meadow. In this way the proposed extension would be contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan, Policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and advice contained in the South Oxfordshire Design Guide.

That having regard to the siting of the proposed replacement garage, in front of the main dwelling and close to the road, it would appear intrusive and prominent in the street scene and appear out of keeping with the spacious character of this residential area. In this way the proposed garage would be contrary to Policies G1 and G8 of the South Oxfordshire Local Plan, Policies G2 and G6 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and advice contained in the South Oxfordshire Design Guide.
