That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That details of all bricks, tiles gutters, down pipes, flues and vents to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development/works commence. Reason: To safeguard the character of the listed building and the Conservation Area in accordance with Policies G8, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That details of all new windows and dormers at a scale 1:10 shall be submitted to and be agreed in writing by the Local Planning Authority prior to the commencement of the development and the development shall only be carried out in accordance with the approved details. Reason: To safeguard the character of the listed building and the Conservation Area in accordance with Policies G8, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That the first floor end gable window shall be retained and re-used in the extension unless first agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the listed building and the Conservation Area in accordance with Policies G8, CON6 and CON10 of the adopted South Oxfordshire Local Plan.
