That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until written approval has been given by the local planning authority to a sample panel of the brick and flint to be used in the development. The sample panel shall be erected on the site of the development and retained until development is completed, and the panel shall thereafter be removed from the site. Reason: To safeguard the character of the area and the character and fabric of the listed building in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external roofs shall be submitted to and approved in writing by the Local Planning Authority before any development/works commence. Reason: To safeguard the character of the area and the character and fabric of the listed building in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development/works joinery details of the proposed conservatory shall be submitted to and approved in writing by the Local Planning Authority and the development/works shall only be carried out in accordance with the approved details. Reason: To safeguard the character of the area and the character and fabric of the listed building in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the development hereby permitted the bedroom window in the south east elevation of the two storey extension shall be of a type which does not incorporate opening casements and shall be glazed with an opaque glass and the window shall thereafter be retained and maintained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the development hereby permitted the bathroom window in the south east elevation of the two storey extension shall be glazed with opaque glass and the glazing incorporated in the window shall thereafter be retained and maintained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.
