That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That no work shall take place until written approval has been given by the Local Planning Authority to a sample panel of the brick and flint to be used in the work. The sample panel shall be erected on the site of the work and retained until work is completed, and the pane shall thereafter be removed from the site. Reason: To safeguard the character of the area and the character and fabric of the listed building in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That samples of materials to be used for the external roofs shall be submitted to and approved in writing by the Local Planning Authority before and works commence. Reason: To safeguard the character of the area and the character and fabric of the listed building in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works joinery details of the proposed conservatory shall be submitted to and approved in writing by theLocal Planning Authority and the works shall only be carried out in accordance with the approved details. Reason: To safeguard the character of the area and the character and fabric of the listed building in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That the works shall not commence until a detailed schedule of works, including details of the wall ties and stitching methods to be used, details for the reinstatement of the bake house door and canopy and the treatment of internal wall plaster has been submitted to and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved schedule. Reason: To safeguard the character and historic fabric of the building in accordance with Policy CON4 of the Council's adopted South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To safeguard the character and historic fabric of the building in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

A detailed method statement including the areas to be treated and the extent of opening up and disturbance to historic building fabric in connection with any timber preservation treatments shall be submitted to and approved in writing by the Local Planning Authority prior to work commencing. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON4 of the adpted South Oxfordshire Local Plan.

Repairs to the external brickwork shall be carried out by piecing-in or rebuilding in replacement bricks which match the existing exactly in dimensions, colour and texture. The brickwork bond and joint sizes shall also match the existing. Bedding and jointing shall be in a lime putty mortar mix. Alternatively, hydraulic lime mortar may be used, provided that the reasons for its use are agreed in writing with the Local Planning Authority prior towork commencing. A cement gauged mortar, no stronger than 1:2:9 mix (cement: lime putty: sand) may also be used in exceptional circumstances with the written agreement of the Local Planning Authority before work commences. Mortar must match the existing, in colour and texture. Before any replacement brickwork takes place samples of brick to be used shall be submitted to the Local Planning Authority and approved in writing. External brickwork shall not be treated with a waterproofing solution. Reason: To safeguard the architectural and historic interests and character of the building in accordance with Policy CON4 of the adopted South Oxfordshire Local Plan.

The artificial timber in the roof referred to as the kitchen on the submitted drawings shall be removed within six months of this consent being granted. Reason: To safeguard the architectural and historic interests and character of the building in accordance with Policy CON4 of the adopted South Oxfordhshire Local Plan.
