Conditions / Refusal Reasons
That the building hereby approved shall be used only for the incidental purposes specified in the application, for storage and as a garden workshop for the personal enjoyment of occupants of Barn Cottage and the building shall not be used as accommodation or for any commercial or business purpose whatsoever. Reason: Because such uses would not accord with the Council's Policies for the open countryside, namely G1, C2 and H6 of the adopted South Oxfordshire Local Plan.

That a scheme to supplement the existing hedge on the west side of the shed shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the additional hedge planting shall be carried out during the first planting season following the date of this notice and the hedge shall be tended as to grow to and remain at, a height of not less that 3 metres. Any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To safeguard the character of the area and to comply with Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan.

That the velux rooflights in the garden shed hereby approved shall be coated in a matt low reflective surface from Architectural Window Films (MACal 9798-02) within 2 months of the date of this notice. Such film to be retained or replaced if it becomes damaged. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1, and H12 of the adopted South Oxfordshire Local Plan.
