That having regard to its inappropriate form and design details, its excessive size in relation to the site and to its relationship to the Grade II listed building, the proposal represents a cramped and inappropriate form of development that would detract from the setting, character and appearance of Brook Cottage and the visual amenity of the area. Furthermore, insufficient information has been submitted to accurately assess how the proposed building can be accommodated on the site. As such, the proposal would be contrary to Policies G1, G8 and CON 7 of the adopted South Oxfordshire Local Plan and to Policies G2, G6 and CON7 of the approved South Oxfordshire Local Plan 2011 and the advice contained within section 4.4 of the approved South Oxfordshire Design Guide.
