That having regard to its size, bulk and location, the proposed two storey extension does not respect the scale or character of either the existing or original dwelling or the character of this Area of Great Landscape Value. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan policy H12 and South Oxfordshire Local Plan 2011 (second deposit draft) policy H13.
That having regard to its size and siting in close proximity to the boundary of the adjoining property, Walnut Tree Cottage, the proposed extension would have an overbearing effect upon that adjoining property and the development would be intrusive and unneighbourly and be detrimental to the amenity of occupants of that property. As such it would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan policy H12 and South Oxfordshire Local Plan 2011 policy H13.
That the proposed extension to the dwelling by reason of its size , scale and relation to the existing house would be tantamount to the creation of an additional dwelling and as such would be contrary to the provisions of the Council's South Oxfordshire Local Plan 2011 second deposit draft policy H13.
