Conditions / Refusal Reasons
That the application proposes the erection of a replacement dwelling within the open countryside and the replacement would be of a greater volume than the existing dwelling on the site. Having regard to both its size and its inappropriate design details the proposal would be detrimental to the character and visual amenity of the area, which lies within the Chilterns Area of Outstanding Natural Beauty. As such the proposal would be contrary to the provisions of the Councils adopted South Oxfordshire Local Plan, particularly Policies G1, G8, C2 and H16 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft) particularly Policies G2, G4, G6 C2 and H12 and advice contained in the Councils South Oxfordshire Design Guide.
That the introduction of four windows in the south east elevation of the new dwelling would allow overlooking towards the gardens of New Holme and Pentewan thereby detracting from the amenities enjoyed by the occupants of those properties. As such the proposal would be contrary to the provisions of the Councils adopted South Oxfordshire Local Plan particularly Policies G1, G8 and H16 and the South Oxfordshire Local Plan 2011 Second Deposit Draft particularly Policies G1, G6 and H12.
